Inventario de viviendas en el Condado de Davis en mayo: finalmente se pone a la par con la demanda

For the third straight month, active residential inventory across Davis County climbed compared to the same week last year. May closed with the highest count of active single-family listings the county has seen since the third quarter of 2023.

That sounds dramatic, but the absolute numbers are still tight. The county is closer to a balanced market than it was a year ago, not a buyer\u2019s market. Median days on market for single-family homes ticked up to 18, from 12 in March. Multiple offers are still happening on well-priced homes in Bountiful, Centerville, and Farmington under $650K \u2014 just not on every home, every weekend.

What sellers should take from this

The pricing window narrowed. The home that would have drawn five offers in March is drawing one or two in May, and probably at list rather than over. If your timeline lets you list before mid-summer, that is still the right call. Pricing it correctly out of the gate matters more than it did six months ago.

What buyers should take from this

You have slightly more time and slightly more leverage than your friends did last spring. Inspections are sticking. Appraisal gaps are smaller. But the inventory growth is concentrated in higher price bands \u2014 below $500K, it is still a sprint.
